Our team loves a challenge, and we faced a unique one when homeowners recently approached us after struggling to sell their Chestnut Hill residence. They’d contracted with a national RE firm who’d listed their home for over 2 years with not a single offer. Housed in the historic district of Newton, the home had originally sat on a half acre of land, but was now situated among an additional 2 acres the sellers had purchased. We saw right away that it needed significant structural updates, which would be tricky to execute, given its historic designation. A tear down was out of the question.
Our solution? We recommended moving the house closer to the middle of the lot, to allow better views of the beautiful pond on the property. We also suggested re-positioning the driveway away from the property line and adding in a tasteful courtyard, to create more of an estate setting. We knew these changes would bring the property’s value close to $7M, once we obtained approval from Newton’s Historic Commission. The sellers liked our thinking and authorized us to obtain proper authorization, which we did in just three weeks. Our team listed the property and sold it within two weeks to a developer, who completed the suggested renovations. The property ultimately sold for $7M.
