A recent buyer came to us for help, hoping to find an older home for purchase. They were willing to undergo renovations if necessary. Through our search process we found a property fitting those criteria that we felt was underpriced. Its access was off a busy street, which we suspected could have been a factor in the pricing. Once our team took a look at the plot plan, we discovered the home actually had access to a private road, which we felt increased its value by about $400,000 – $500,000. We took this information to our clients, who agreed with us that the property had added value and was worth pursuing. They made an offer, and ended up purchasing the home below the asking price.
